Chairman, Mike Kabler, called the August 6, 2018 monthly meeting to order at 7:31 p.m. Mr. Kabler asked for a roll call of members.

Public Present: Karen Coffman, 173 N. Sandusky St., Delaware, OH 43015 Matt Bryant, 11602 Fancher Rd., Westerville, OH 43082
Mr. Kabler stated they would begin tonight's meeting with the receipt of any new applications.
Karen Coffman, on behalf of Starfall LLC, presented an application to rezone 101.693 acres from AR-1 Agriculture Residential to FR-1 Residential. The property is located on the East side of State Route 605 South between Bevelheimer Road and Fancher Road. Ms. Coffman presented Check# 1179 for$ 900.00 for the application fee and check# 1180 for$ 20,338.60 for acreage fees.
The application was assigned number HTZC 18-01 and a hearing date was set for Tuesday, September 4, 2018 at 7:45 p.m. Commission members noted a power of attorney is included with the packet.
Commission members discussed the option of a Planned Residential Conservation District (PRCD) with Ms. Coffman. Ms. Coffman will relay the information to the property owner and will get back with the Zoning Secretary no later than end of day Thursday, August 9, 2018 if they decide to pursue other options.
Matt Bryant stated he was here to request a Preliminary Meeting for a proposed Planned Commercial District for Bryant's Tree Service on the 6.7 acre property located at 11602 Fancher Road, Westerville, Ohio 43082. Commission members set the Preliminary Meeting date for August 27, 2018 at 7:30 p.m. Mr. Bryant presented the secretary with check# 1889 for$ 400.00.
Commission members next reviewed the Zoning Inspector Report dated July 30, 2018. There have been 61 permits issued to date for 2018. There have been 15 permits issued since June 8, 2018: 5 permits for Single Family Residence, 3 decks, 1 porch, 2 pools, and 4 accessory buildings.
Commission members reviewed minutes for corrections and additions. The minutes of the July 2, 2018 monthly meeting were approved as corrected. The minutes of the July 9, 2018 workshop meeting were tabled.
Commission members next discussed New Business and Section 28.10. Mr. Kabler stated Andrew King had informed him the current language in the zoning resolution was not legal. Mr. King has sent proposed language to Mr. Kabler. Mr. Kabler will make copies of the proposed language for members. Mr. Kabler will verify with the Trustees and Dale Fling to see how they would like the matter addressed.
Due to the late hour, the Commission will review Draft 9 of the proposed language changes to Article 8 at the August 13, 2018 workshop meeting. Mr. Kabler asked if there was anything further to come before the Commission at this time. Being nothing further, Mr. Kabler adjourned the August 6, 2018 monthly meeting at 9:31 p.m.
